     This home has been completed and was built for the property owners at the corner of E101St and Beach Ave. Beach Haven Park. This home was designed by Rich Tagland of Studio Tagland Designs at 3W. The home is situated on a corner lot and was built to take full advantage of the ocean views that are afforded here as well as maximizing the lot coverage even with the required corner lot set backs. I was able to take advantage of the ground floor area that was to be just a storage area. By getting it above the flood elevation it became a fully usable space that the homeowners decided to turn into an exercise room (very nice bonus room). You can see why it is important in instances like this for me to be on location constantly and monitoring what is taking place at all times. This could have been overlooked during initial construction as it was not part of the original plans. I was able to catch this in time and still conform to and pass all building codes. This was done at a minimal amount of cost to the homeowners but increased the overall value of the home dramatically. It added virtually no additional time to the completion of the build. Some builders would not have caught this or just built the home as drawn on the plans to spec.

     The home is reverse living because of the great views afforded here. A 3 stop elevator was designed into the plans to help alleviate trips up and down the stairs. There are numerous decks for outside entertaining. There are 5 bedrooms and 3 baths. There is a family room with a wet bar and fireplace on the first floor. A large livingroom with fireplace, diningroom and kitchen on the second floor along with the master bedroom and bath. The home has the bonus ground floor room (exercise room) as mentioned above. The home has extensive hardwood floors and tile work throughout. There is wainscotting, custom built ins vaulted ceilings and custom trim work. The home is smart wired for heating/air interaction by phone as well as a high end home entertainment system. Landscaping that includes paver walkways, a side pavered courtyard area and irrigation systems was conceived and installed by Jayson Weissenburger of Green Thumb Gardens (609) 693-4621.
